What You’ll Do
As a Senior Real Estate Support Specialist for the City of Fredericksburg, this role entails several key responsibilities. You will be tasked with updating the department's database, Land Book, and tax maps, as well as calculating tax levies for Public Service Corporations. In addition, managing tax relief programs and assisting with landlord licensing are important aspects of this position. Furthermore, you will provide valuable information to landlords, property owners, and the public concerning assessments, tax matters, and licensing issues. Additional work assignments may include:
| Property Assessment and Records Management Evaluate and manage the city's real property records. Tasks include researching various property documents, updating real estate records, tax maps, and databases to ensure they are accurate and current. The management of the Real Estate Land Book and Landlord Business Licenses is also part of this role, along with processing related applications and renewals. Additionally, it includes data entry and retrieval for automated systems and handling tax billing and abatements. | Rehabilitation and Tax Relief Processing Maintain records for rehabilitation properties, processing applications, conducting property inspections, and calculating exemptions. Assisting applicants with tax relief forms and ensuring accurate documentation are key responsibilities. The role also involves processing building and occupancy permits, ensuring they meet the required regulations. |
| Licensing and Compliance Support Manage inquiries related to licensing, property, and taxes, ensuring compliance with licensing requirements, and supporting business license renewals. Collaboration with the personal property team is essential to enhance tax base accuracy, and MUNIS permissions are used to issue licenses and verify compliance. | Public Assistance and Documentation Provide assistance and respond to inquiries from the public and government officials. It includes scheduling and coordinating hearings, managing communication with homeowners and property managers, and educating the public on GIS and digital resources. Creating and maintaining instructional documentation for team members is also a key part of this role. |

Minimum Qualifications
- Associate’s degree in accounting, tax assessments, or a related field;
- One (1) year of experience performing real property tax,
- Or equivalent education, and/or experience.
Special Requirements
- Must have a valid Commonwealth of Virginia driver’s license.
- International Association of Assessing Officers (IAAO) Level I or II.
